I see 2 recipe make pancake, 1 recipe use only water, 1 recipe use only milk. How are they different?
You just have to try them to see what you like.
Pancakes with milk generally darken quicker than with water. Higher fat milk may yield a softer pancake than water pancakes. I like pancakes made with milk more than water, but have made it both ways.
